Foreign National Mortgage With No US Credit History

Direct answer

Foreign National Mortgage With No US Credit History

How a foreign national qualifies for Florida property financing without a US credit score, Social Security number or US tax return.

A foreign national with no US credit file, no Social Security number and no US tax return can still finance Florida property. Qualification moves from a US credit score to verified assets, an international credit or bank reference, and, for investment property, the income the property itself produces.

The short answer

Foreign national programs underwrite four things instead of a US credit score: a down payment funded from verifiable sources, cash reserves held after closing, an international credit report or a signed reference letter from your home-country bank, and documented income or, for rental property, the property's own cash flow. Financing is arranged through portfolio lenders that hold these loans rather than sell them to US agencies, which is why the absence of a US credit file is not a decline.

What replaces a US credit score

  • International credit reference. A credit report from your country of residence, or two to three reference letters from institutions where you hold accounts, typically showing 24 months of history.
  • Verified assets. Statements for the accounts funding the purchase, with the source of funds traced. Foreign-held assets are acceptable when documented and translated.
  • Reserves after closing. Lenders want to see several months of payments remaining in reserve. The exact number is set by program and property type.
  • Income or property cash flow. Foreign employment income, business distributions or rental income on the subject property, depending on the program used.

What a foreign national purchase usually looks like

Down payment requirements in this segment are higher than for a US resident borrower and vary by lender, property type and documentation strength. Condominium purchases add an association review. A wire from a foreign account is standard, and a US bank account is not required at every stage. Title can be taken personally, through a US LLC, or through a foreign entity when the file is structured for it before you go under contract.

Where files go wrong

The common failures are avoidable: funds moved between accounts without a paper trail, reference letters written too loosely to verify, an entity formed after the contract was signed, and a condominium whose association questionnaire disqualifies the building rather than the buyer. Each is a structuring problem, not a creditworthiness problem.

Who this suits

Gulf investors, Latin American principals, European family offices, expatriates and non-resident buyers acquiring residences or income property anywhere in Florida.
