Frequently Asked Questions

The questions we answer most often about financing Florida property without US tax returns, US credit history or conventional income documentation.

Can a foreign national get a mortgage on Florida property?
Yes. Foreign nationals can finance Florida residential and investment property without US tax returns, a US credit score or a Social Security number. Lenders in this segment underwrite an international credit reference or bank reference, verified assets and reserves, and, for investment property, the property's own rental cash flow. Terms, down payment and reserve requirements vary by lender and by the documentation you can produce.
Do I need US tax returns to qualify?
No. Several programs replace tax returns entirely: bank statement qualification uses 12 or 24 months of business or personal deposits, P&L-only qualification uses a prepared profit and loss statement, DSCR qualification uses the property's rental income, and asset depletion converts liquid assets into qualifying income. The right path depends on which documents best represent your real income.
What is a DSCR loan?
A DSCR (Debt Service Coverage Ratio) loan qualifies an investment property on its own income rather than on the borrower's personal income. The lender divides the property's gross rent by its total monthly payment including taxes, insurance and any association dues. A ratio at or above 1.0 means the property covers its own debt. Personal tax returns and employment history are not part of the calculation.
Can I buy Florida property through an LLC or a foreign entity?
Yes. Investment property is routinely titled in a US LLC, and many lenders will also close in the name of a foreign entity with the appropriate formation documents, beneficial ownership disclosure and a personal guarantee. Entity closings need to be structured before you go under contract, because the title, insurance and guarantee documents follow the ownership decision.
Do you finance short-term and vacation rentals?
Yes. Short-term rental income can be used to qualify when it is documented, typically through platform statements, a market rent analysis, or a projected income report, provided local rules permit short-term rental at the property. Condominium and municipal restrictions are checked early, because they can determine whether the income counts at all.
What documentation do you need to review my scenario?
For an initial answer we need the basics only: property type and location, purchase price or value, the loan amount you want, how your income is documented, and where your funds and reserves are held. Full underwriting documentation comes later, once we know which lender fits.
Do you work with self-employed borrowers and business owners?
Yes, it is a core specialty. Business owners, developers and professionals who write income down for tax purposes are frequently declined by retail banks for exactly that reason. Bank statement, P&L-only and asset-based programs qualify them on real cash flow instead of an adjusted taxable figure.
Which Florida markets do you serve?
Wealth Growth Partners arranges financing across Florida, with concentration in Miami and Brickell, Miami Beach and Bal Harbour, Coral Gables, Coconut Grove, Key Biscayne, Palm Beach, Wellington, Jupiter, and on the west coast in Naples, Sarasota, Longboat Key, Tampa and St. Petersburg.
Is Wealth Growth Partners a lender or a broker?
Wealth Growth Partners is a licensed mortgage brokerage led by Rafael Amaro, NMLS 1976196, working through a network of 126 lending partners. That structure matters in complex files: instead of forcing your scenario into one credit box, the file is placed with the lender whose guidelines already fit it.
How long does a complex financing file take to close?
Most private-capital and alternative-documentation files close in roughly three to six weeks once a complete file is in, though timing depends on appraisal availability, association questionnaires for condominiums, insurance binding, and how quickly overseas documents arrive. Structuring the file correctly at the start is the single biggest factor in speed.
What is the Capital Readiness Assessment?
It is a short structured questionnaire that scores how ready your scenario is to be financed, identifies the gaps that typically cause declines, and returns a written readiness report by email, including the programs most likely to fit. It takes a few minutes and carries no obligation.
Is a consultation confidential, and does it commit me to anything?
Yes, it is confidential, and no, it commits you to nothing. A consultation is a scenario review: Rafael Amaro tells you directly whether the deal can be structured, how, and what documentation it would require. No credit is pulled and no application is filed to have that conversation.
In which languages can I be served?
Rafael Amaro is business fluent in English and Spanish and conversational in Portuguese and Russian, and this site is published in English, Spanish and Arabic. International documents are reviewed in the language they arrive in and translated as underwriting requires.
