Documents a Foreign National Needs for a Florida Mortgage
The identity, credit reference, income, funds, reserves and entity documents a Florida mortgage file actually requires.
The document list is shorter than most buyers expect, and none of it includes a US tax return or a US credit score. What matters is that every figure can be traced to a source an underwriter can verify.
Identity and status
- Valid passport, and a US visa or entry record if you hold one.
- Proof of your current residential address abroad, usually a utility bill or bank statement.
- Work authorization document if you are financing under a work-permit program.
Credit and references
- An international credit report from your country of residence, where one exists.
- Two or three reference letters from banks or institutions where you hold accounts, on letterhead, signed, showing account history of roughly 24 months.
Income
The income documents depend on the program chosen:
- Employed abroad: employment letter and recent pay records, translated where required.
- Business owner: 12 or 24 months of business or personal deposits, or a prepared profit and loss statement, plus formation documents and ownership percentages.
- Asset-based: custodial and bank statements for the assets being used.
- Investment property: lease agreements or a market rent analysis for the subject property.
Funds and reserves
- Statements for every account funding the down payment and closing costs, with the source of funds traceable.
- Evidence of reserves remaining after closing.
- Wire documentation if funds arrive from abroad. Large transfers between accounts should be papered before they are moved, not explained afterward.
Property and ownership
- Executed purchase contract.
- For a condominium, the association questionnaire, budget and insurance certificates.
- Florida property insurance quote or binder, including wind and flood coverage where applicable.
- If closing in an entity: formation documents, operating agreement, ownership chart, beneficial ownership disclosure, and a certificate of good standing. Foreign entities may need an apostille and translation.
Translation and certification
Documents in another language are accepted with a certified translation. Ask before translating everything: underwriters need specific items, and translating the wrong set costs time without advancing the file.
