How Family Offices Finance Florida Luxury Real Estate
Why cash-capable family offices borrow, and how estate-class purchases are structured through trusts, holding companies and portfolio lenders.
Family offices buying Florida estate-class property rarely need a mortgage for liquidity. They use financing to keep capital deployed, to preserve a tax position, and to close on schedule when assets sit across entities and jurisdictions.
Why a cash buyer borrows
- The portfolio keeps working. Selling securities to fund a purchase realises gains, ends a position, and removes assets from the strategy the advisor built.
- The tax position stays intact. Liquidation events, carried positions and exchange timelines can make a sale the most expensive part of the purchase.
- Timing. A contract has a deadline; repositioning a portfolio does not fit it. Financing closes now, and the capital decision is made separately.
- Structure. Ownership through trusts, holding companies or offshore entities is a lending question long before it is a title question.
What lenders underwrite at this level
Portfolio and private jumbo lenders look at the family office's balance sheet rather than a pay stub: custodied securities and their eligibility, entity ownership charts and beneficial ownership, distributions, reserve strength, and the property itself. Agency conforming limits do not apply, and the loan is held rather than sold, so terms can be negotiated around the structure instead of a standard template.
Structures that close
Purchases routinely complete in the name of a US LLC, a foreign holding company or a trust, with the appropriate formation documents, beneficial ownership disclosure and, where the lender requires it, a guarantee. Cross-border funding of the down payment by wire is normal. DIFC-held securities, Cayman structures and offshore portfolios can count toward qualification when documented.
Where the deal is decided
Before the contract. The ownership vehicle, the guarantee, the insurance binder and the qualifying income path all follow from decisions made at the start. Reversing them mid-file is what causes delays and repricing on estate-class purchases.
